Management Fees and Start Up

A flat percentage of rents collected at the rental property are taken as the management fee, and can vary depending on the type, location, and number of properties you would like for us to handle on your behalf.

Charge to re-key (if possible) or change locks to our master system. This is so that in case of emergency, our staff will have access to the property without having to first retrieve keys from our main office.

No management fees are collected unless your rental property is leased and the tenant pays rent. If we don’t collect rent, we don't collect a management fee. It's one way that we can assure you we will do all that we can to lease your property in the shortest amount of time possible and to the most qualified tenant possible.

No Leasing Fees are ever charged for managed properties.

No Renewal Fees are ever charged for managed properties.
Maintenance Fees:
No upfront maintenance fees or deposits are required. Any maintenance request that is the responsibility of the owner and under a specified amount will be taken care of by our contractors and billed to the owner on the next monthly invoice. For any maintenance request that is above an agreed upon amount and not an emergency, we will contact the owner to inquire as to what action will be taken. Any charges that are the responsibility of the tenant will be added to their account for reimbursement to the owner, not the management company. If an owner does have maintenance personnel that they would prefer to be called, we can certainly do so as directed. All maintenance bills will be passed along to the property owner from the contractor without markup or administration fees. You pay what the contractor charges and nothing more.
Advertising Fees:
There are no advertising fees charged. We will market your property immediately on our website (http://www.DMRothwell.com )and the Charlottesville Area Association of Realtors MLS (http://www.MyCAAR.com) free of charge. Our website syndicates to dozens of rental sites, other realtor sites, Craigslist, Trulia, Zillow and more! Since we have been a well-known management company in the area for over 25 years D.M Rothwell, Inc. receives many referrals and calls daily for people looking for rentals in the area.
Other duties we will take care of the following related to the property:

Showing the property for rent

All lease paperwork, lease applications, appointments, and questions that may arise when dealing with the residents.

Take all phone calls concerning the property and respond 24-hours a day in case of emergency.

Take in all rental payments, write all receipts, and deal with all resident issues concerning the property

All rent checks will be deposited directly to the owners account once received in our office.

Send required legal notices for late payment or rent or other lease violations.

Invoice owner, around the 25th of every month, with an itemized report explaining all collections, charges, and concerns on a monthly basis.

Provide owner with income and expense statements at the end of the year.

Answer questions as they arise from the property owner.

Represent the owner in court proceedings, including filing of any necessary paperwork with the court system and follow up filings to collect, if necessary.
